Competitive Leasing for Industrial Buildings
 

PRIDCO has a complete inventory of facilities available to ease the process of a project’s establishment in Puerto Rico. It can also construct buildings to certain industry’s specifications.

Leasing rates vary depending on the type of facility, ceiling height and location and they range from $2.00 to $8.00 per square foot in the first five years of the contract and from $2.45 to $8.45 the next five-year term. Rental rates for buildings to be used for non-manufacturing operations will be 50 cents higher than the established rates.

Rental standards for special buildings will be the highest rate between: One percent plus
the primary interest rate, times the sum of the value in the market of the land and construction and structure costs divided by the building area; or the standard leasing in the area.

PRIMEX (Puerto Rico Manufacturing Extension)
 

PRIMEX (Puerto Rico Manufacturing Extension Inc.) is a non-profit organization created in 1996 by PRIDCO and sponsored by the Manufacturing Extension Partnership of the National Institute of Standards and Technology of the U.S. Commerce Department.

This national network provides access to a technical support resource bank comprised of 700 national associations related to the industry and to research laboratories and other 70 centers of industrial extension.

The program is aimed at small and medium-size business (from 10 to 500 employees) and offers assistance to improve their competitive position through counseling and training in areas such as materials management, transportation, energy conservation and quality control.

Other Programs
 

Minority Business Development Center

The U.S. Commerce Department, through the Minority Business Development Agency, promotes the Minority Business Development Center (MBDC) operated by the Puerto Rico Products Association. The center provides entrepreneurs with assistance and counseling.

Economic Development Center

The Economic Development Center (CDE) of the University of Puerto Rico was created in 1986 to foster economic development throughout the island. The Center is sponsored by the UPR and the Economic Development Administration (EDA) of the U.S. Department of Commerce. Its mission is to facilitate the development process with diverse programs aimed at increasing economic activity on the island. They conduct the following events: Research, technical assistance to government agencies, private or non-profit organizations, professional trainings and information source counseling.

Commercial Promotion Administration

The Commercial Promotion Administration fosters employment and the establishment and development of businesses. It provides entrepreneurs with orientation and counseling services through its 7 regional offices. It also offers trainings in its Manager’s School.

PROMOEXPORT
 

PROMOEXPORT offers specialized services to facilitate the expansion of companies outside Puerto Rico: Export promotion services, financial services, export insurance, international business support services, and commercial intelligence services. These services have been designed to tend to the marketing, technical assistance and financing for export needs.

PROMOEXPORT is the official representative in Puerto Rico of EX-IM Bank, the U.S. Export-Import Bank. EX-IM Bank provides direct loans, guarantees loans and exports insurance to companies involved in international business. PROMOEXPORT has established agreements with private banks to market jointly EX-IM Bank export insurance among local companies.

Small Business Development Center
 

The Small Business Development Center at the Inter American University (PR-SBDC) was established to offer counseling to new entrepreneurs and those developing areas such as business administration, strategic planning and international business.

Women’s Business Institute
 

The Institute is a branch of the Small Business Administration. It is headquartered at the University of the Sacred Heart and has a satellite office in the town of Caguas. In addition to counseling women in subjects such as developing a business plan and feasibility studies, it offers orientation to women in areas such as developing a business plan and feasibility plans, it offers orientation to women who are on public assistance to develop basic economic skills. Its objective is to help them to overcome dependent patterns and join the workforce or self-employed. Because it is designed to fulfill the needs of women, transportation and childcare arrangements can also be made through them.

Private Associations for Business Support
   
There are a number of private associations which offer all kinds of business support, from training, to special services, to business forums, and more.
 
  • Puerto Rico Manufacturer’s Association (PRMA)

  • It groups individuals from the manufacturing sector. Its mission is to promote conditions favorable to the industrial climate.

    It features many programs such as the Industrial Bank Program and the One on One Program. The first one was launched on May 1999 in a joint venture with Banco Popular and Banco Santander commercial banks.

    The One on One groups 51 successful entrepreneurs that has committed to serve voluntarily as mentors to new entrepreneurs.

  • Puerto Rico Products Association

    It is comprised basically of local companies. Its purpose is to foster consumption of locally manufactured products and to create the necessary conditions for the development of local industries.

  • Puerto Rico Chamber of Commerce

    It groups mainly entrepreneurs of the commercial and service sectors. It conducts events to foster free enterprise and for the entrepreneur development of its members.
  • United Retailer Center of Puerto Rico

    It is comprised of small and medium goods and services companies, including technical, business people, artisans, salespersons and professionals, among others. It is the largest business organization in Puerto Rico, with approximately 20,000 members.
  • Food Industry and Distribution Marketing Association

    It groups producers and wholesalers in the food production and distribution industry.
